The offering, from Medalist Properties, a U.S. sponsor specializing in the acquisition and management of middle market commercial properties in the Mid-Atlantic and Southeast, is the first CrowdStreet investment offering that enables both accredited investors (those with incomes over $200k or more than $1 million in assets excluding a private residence) and non-accredited investors (the general public) to invest in commercial real estate.
Medalist seeks to raise a maximum of $50 million through the offering with the objective of acquiring properties in target markets including Georgia, South Carolina, North Carolina and Virginia. The minimum investment for the offering is set at $5,000.
The Medalist offering on CrowdStreet is being made available through an SEC-approved Regulation A+ filing. Regulation A+ is emerging as one of the preferred means for sponsors to raise capital for large commercial real estate funds (and REITs), as it enables firms to publicly solicit investors (of all types) online using a fully SEC-compliant process.
Regulation A+ benefits non-accredited investors by providing a path for all investors to access to the same level of offerings formerly available solely to high-net-worth investors, family offices, and financial institutions.
